Question: What site can I use to search for houses for sale in Germany? (please read details)?
NOTE: Just like you, I’m perfectly capable of using Google, so *please* do not just Google “germany houses for sale” and post the first link. Don’t waste my time and yours.
Most of the Google hits are for English sites that have a handful of overseas properties for sale including a few dozen or a couple of hundred in Germany. This is NOT what I’m looking for.

Question: Renting a condo that is in short sale -going in to foreclosure?
My fiance and I have been renting a condo that is in short sale for a few months now. We checked the mail today and there was a letter to “current resident” so we opened it and it was a “notice of trustee’s sale”. It stated how the condo is in foreclosure and is going to be sold at a auction. There is a date and place of the auction and it is in less then 3 weeks from now. So guy who owns the condo is also my fiance’s boss– so we called him and asked him about it and he said:
“oh- don’t worry about it– my real estate agent is taking care of it and the bank knows that we are trying to sell it short sale” so I said, “so I’m not going to have to be out of here in 3 weeks right?” and he said “no no– you’re fine”
Is that right? If there is a date for the auction- can it be changed if it is in short sale? I just want to make sure that he isn’t misinformed. I don’t want a sheriff knocking on the door with an eviction letter and then us be screwed.
Also, he gave his real estate agent a key to this place to come in and show it– and we clearly told him we are NOT comfortable with her coming in without us here– especially since we have two dogs. Is there anything we can do about that?
Also– can I try the Cash for Keys program? I know someone who was in a similar situation to mine where she was renting out a home and it ended up getting foreclosed on and the bank offered her money to leave peacefully.

Oh yeah, with the spectacularly high success rate of about 10% on short sales, I would think “you’re fine”. NOT.
The upside…… if the lender takes it back, you may get 90 days of living there rent free while you find a new place to live.
As far as showings go, they still have to give you notice, remind them of that.

Question: How long does it take to get a real estate for sale sign in your yard?
Our house went on the market a week and a half ago and still no sign. It has been on the internet for 10 days. My husband called the realtor a few days ago and politely asked about it, and they said they are working on it. We are going with a major company – Keller Williams. I’m just anxious to get this house sold. We are asking a very low, very good price for it because we have to relocate. When we bought our house, we found it by driving through the neighborhood ( very nice neighborhood ) and seeing the “for sale” sign, we didn’t find it on the internet, so it is important. Typically how long does it take? I don’t want to keep calling and being a pain in the butt.

So we’re in the market to buy (really soon) and looking at all the listings, I’m seeing “short sale” on half the houses I want. When it says “subject to short sale approval” what do they mean? Are we not going to be going through major approval with loans/banks/etc? What is the difference. Is it worth going through as a buyer? Thanks in advance!

Means the seller needs approval from their mortgage lender in order to sell at your negotiated price (a price that does not cover the mortgage balance). You have an empty offer plain and simple.

Plain and simple it means that the house is being sold “short” of what is owed on it, or less than what is owed on it.
For instance, the person has a $ 200,000 loan on a house, but since the real estate market has fallen, the house is no longer worth $ 200,000 or more. The house is now worth $ 150,000. So the house will only be able to be financed for $ 150,000 because that’s all the bank will loan on it. So the sellers have to sell it for less and owe the bank the difference. Sometimes they forgive the debt, sometimes they don’t.
So that’s all it means, it does not mean faster. It means for less than what is owed.
