Question: Real Estate Referral Agents: Are They Allowed To View A Property Alone?
I’ve had my license with a Referral Company for years, simply to keep it active (I’ve never attempted to get any referrals). I am wondering … am I allowed to view a “House For Sale” on my own? Or do I need to have an Agent with me? I have an Agent that’s been showing me various properties, but … she is busy this weekend, and I want to look at houses!!! If I called the Real Estate Office of the property, do you think they would give me the key? Just curious. Thanks!

Of course they’re not going to give you the key. There’s liability involved, and you are not an agent legally associated with the firm involved. It would be highly unethical for the brokerage to provide you a key, given the situation you describe.

Question: Real Estate Question: What Is A Short Sale?
Since the foreclosure crisis began several years ago, I’ve heard the terminology, “Short Sale” many times, yet I don’t quite understand it.

Plain and simple it means that the house is being sold “short” of what is owed on it, or less than what is owed on it.

For instance, the person has a $ 200,000 loan on a house, but since the real estate market has fallen, the house is no longer worth $ 200,000 or more. The house is now worth $ 150,000. So the house will only be able to be financed for $ 150,000 because that’s all the bank will loan on it. So the sellers have to sell it for less and owe the bank the difference. Sometimes they forgive the debt, sometimes they don’t.

So that’s all it means, it does not mean faster. It means for less than what is owed.

Question: Real Estate Taxes – TAX SALE – What is it?
A friend of mine has paid real estate taxes religiously and ontime on his house for years via escrow, until this year, when he ran on hard times. The last date for payment and interest due for this year is fast approaching, and they mentioned that if it’s not received by that date, it will go into “tax sale”. As I understand it, he will NOT lose his house….his taxes will be sold to a bidder (not sure of the process), and he will then owe the bidder the past due amount AND an additional percentage of interest to the winning bidder…and would then have “x” amount of time to pay that off.

Am I correct about all of this? He will NOT lose his house?

County and state taxes proside over morgages, so with the tax sales you would pay the past due taxes (and interest if added in) for the purchase of real estate, free and clear. It is a great investment opportunity if insurance isn’t outrageous. Now if they auction his home off, it seems to me that the person/business that pays off everything is the deed holder and they can assume the property in their posession if he doesn’t get them paid. They are probably under a signed agreement to give him a chance, but if he fails, they are the legal deed holders.

Question: Anyone who has real estate knowledge or worked reception for a realty office…HELP!!?
I am interviewing for a receptionist position at a Real Estate office. I REALLY REALLY want the job! I am in the last 4 candidates out of over 30…so I am really close. I have a second interview tomorrow and I want to show that I am ready for the job and can handle the tasks involved. They gave me a list of the jobs the position includes, but since I have never worked in a realty office, I am not exactly sure what all of them are. If anyone can clarify some of these for me, perhaps some of you have had this position or one similar to it, that would be AWESOME! Also, if you have any extra advice or tips, I would certainly appreciate it. 10 points to best answer!

it does not matter what they specialized in. They specialized in something else last month.

they want someone who answers the phone pleasantly and makes clients feel good. And they need you to be organized and energetic.

Question: Real estate people, can you answer these short questions?
What do these words, or terms mean in real estate:

“no convenants”
“walk out basement”
“patio home”
“short sale”

A short sale is when you sell the house for less than you owe. This has to be agreed upon by the bank.

A patio home is usually connected to another home.

Covenants are restrictions in the community as to what you can do with your property.

Don’t know about walk out basements. Probably has a door.

Question: real estate and schools in butte montana?
why is it so minimal information about this area, especially when comes to “house for sales”. moslty old houses were built in 1885, 1901 or if newer they would normally just mobile homes. who else lives there and why are the house prices are …relatively high, and schools subsidized lunches are also quite high in percentage.

Question: Does anyone know where I can get/buy a Contract of Sell Form for real estate?
My sister is going to sell me her house but going to hold the deed, title and loan for me until I can refinance or have the loan paid off. I have been told by my accountant to complete a “Contract of Sale” and it must be “Contract of Sale” not Purchase Agreement, but I can not seem to find this form anywhere. Can someone please help me out?? Give me any kind of guidance would be great. thanks.

You should consult a real estate attorney to make sure this deal meets with state requirements and protects you and your sister.

Question: Can I sue my real estate agent for incompetence?
My online listing on the company website is full of huge mistakes and he will not change it. The online MLS in Canada has no pertinent details or picture and he will not expand on it. I had to put the “For Sale” sign up myself, because he does not work weekends,etc. This has gone on for months! Is there a code of ethics?

I would contact a lawyer and ask him, and if you have the contract bring that along with you. so the lawyer can read it. good luck.

Question: How do I buy this house? Help! Real Estate Agents familiar with short sales?
I found a 5 bedroom 3 bathroom home in a great location listed at 129,000!

It sold in 2007 for 150,000 (but needed “major repairs”) -so the guy that bought it completely renovated it-and did a damn good job! he was attempting to flip the property but apparently it never sold because it is now a short sale that i am interested in purchasing! :)

(question)
what exactly does “possible short sale” mean? should I come in with a full priced offer or is there room to negotiate? would it be out of the question to ask that the seller pay the closing costs? What are the exact steps I should take in trying to purchase this home?

(I would like to offer 124,500/seller pays closing costs & contingent upon passing home inspection) ??

Not an agent but been placing offers on short sales for months and losing them. That doesn’t sound like a strong offer if the home is already at a good price. At most ask that they split closing costs with you.
