Question: How long does it take to get a real estate for sale sign in your yard?
Our house went on the market a week and a half ago and still no sign. It has been on the internet for 10 days. My husband called the realtor a few days ago and politely asked about it, and they said they are working on it. We are going with a major company – Keller Williams. I’m just anxious to get this house sold. We are asking a very low, very good price for it because we have to relocate. When we bought our house, we found it by driving through the neighborhood ( very nice neighborhood ) and seeing the “for sale” sign, we didn’t find it on the internet, so it is important. Typically how long does it take? I don’t want to keep calling and being a pain in the butt.

Question: cash for keys. show real estate agent lease?
i rent from a property management group, but a lady from remax showed up several weeks ago and said i had 2 weeks to move. she would give me money or extra time and no money… when asked how much $ she said she had to go to her office…then she called yesterday and asked if i got her e mail to which i replied no, because i havent. but she said she would offer 1000 to move and i said i heard i could get 4000 and she said she MAY be able to get me 2000. then i said well when would the 90 days be up, and she did not have an answer, she said the 90 days would start in about a week. i dont understand why she cant get me some hard facts and figures…and she keeps wanting to see my lease. i am not showing it to her and do not trust her one bit now. do i have to provide her with this? also, i was able to find out through a public notice search that the property was listed “notice of trustees sale” on march 4….should i just consider that i have about 80 days from this date? the lady indicated 90 days from a future date, but i dont know what to think….i am in missouri
does this mean it ACTUALLY sold that day, or is it possible it went to bank and then is still in the process of being sold? or is it over, and time for me to give up and get ready to pack? p.s. i want the time…1000 wont cut it

90 days from when it sold. The closer to the 90 days the less or zero dollars you will get.

Question: Is there a time limit to close on real estate?
My boyfriend and I began our house hunt in July. The first house we looked at was perfect, but because it was our first, we delayed making an offer. We viewed the house mid-July, took our parents back the next weekend, and by the time we made up our mind that we wanted it, the house was pending. However, it has been “sale pending” since the last day of July. We contacted the realtor that showed us the house; she told us that the buyers were having trouble getting financing. Is there a time limit to closing? Can the seller see or accept another offer? Can the seller put the house back on the market because the buyer isn’t following through with funds?

*A few specifics about the house: HUD home, located in PA.
The house still has the “for sale” sign on it, and never put a sign up that says under contract, sale pending or sold.
I know how much the person offered, but can I make my own offer if the house is “sale pending”?,
How much more will I need to offer to show interest in the house(it is 8k more than asking price)?
If we show interest in the house, will it motivate the seller to move to another buyer?
Can the seller void a contract to move on to another buyer?
Is there a specific amount of time the house must stay under contract with the original buyer?
Can the seller put the house back on the market because the closing is taking too long?
Because the house is a HUD home, will the buyer be given more time than usual to come up with the funds?

Sorry about so many questions, but the house is very important to me and I don’t want to lose it if I can help it!

yes seller can put home back on market if home did not close by agreed upon date. but seller can also grant more time to buyer.

Question: Calling all REAL ESTATE AGENTS! help please..?
I found a 5 bedroom 3 bathroom home in a great location listed at 129,000!

(history)
It sold in 2007 for 150,000 (but needed “major repairs”) -so the guy that bought it completely renovated it-and did a damn good job! he was attempting to flip the property but apparently it never sold because it is now a short sale that i am interested in purchasing! :)

(question)
what exactly does “possible short sale” mean? should I come in with a full priced offer or is there room to negotiate? would it be out of the question to ask that the seller pay the closing costs? What are the exact steps I should take in trying to purchase this home?

(I would like to offer 124,500/seller pays closing costs & contingent upon passing home inspection) ??

Question: REAL ESTATE: short sale?
So we’re in the market to buy (really soon) and looking at all the listings, I’m seeing “short sale” on half the houses I want. When it says “subject to short sale approval” what do they mean? Are we not going to be going through major approval with loans/banks/etc? What is the difference. Is it worth going through as a buyer? Thanks in advance!

Means the seller needs approval from their mortgage lender in order to sell at your negotiated price (a price that does not cover the mortgage balance). You have an empty offer plain and simple.

Question: Real Estate Contracts?
I have a contract to sell my home. The buyer’s $ 5,000.00 earnest money check has bounced, they have failed to meet the deadline for scheduling the home inspection they wanted, and they have failed to provide any proof of even attempting to get financing within the seven day period that the contract states. If they make good on the bounced check, aren’t these other two issues null and void since they missed the deadlines? Even though they have a “contingent upon financing” clause, they marked “cash sale” on the contract. Can I sue to force them to close?

Since they missed those dates, I believe you have the right to cancel the contract without penalty; and they would get their earnest money back if they did make good on the bounced check. As far as suing them to force them to close…if they can’t get financing (which I doubt they can if they can’t even afford a $ 5k check), then they will use that clause to get out of the deal and it doesn’t matter that they marked cash sale. No money = no closing. Sorry, but I think you’re in for a disappointment; I would ditch them and find a buyer who can actually buy the house!

Question: What is it called when one is uncontrollably attracted to Real Estate Agents?
Is anyone else out there afflicted by this debilitating desire? …..you pass a bus stop bench with the angelic face of an overly made-up empty-nester who hasn’t clothes-shopped since 1987, and…poof…you become a lump of jelly inside…OR…
You see some 50-something guy in pleated pants, stepping out of his SUV to tug with all his might at a “For Sale” sign that is no longer needed…due to his diligence…his toupee flipping and flopping to and fro…the radio in said SUV playing “Against the Wind” by Bob Seger…
OR.. The mother of all Real Estate turn-ons…The Dynamic Couple Duo…aaahhh…yes….hard to miss….The wife has a perm…The husband has a goatee, (and maybe also a perm)…they sport matching blazers and are known to canvas an entire suburb with flyers, pamphlets, brochures, and keychains that boast their happy….OH, so HAPPY…picture…

Question: Real Estate Referral Agents: Are They Allowed To View A Property Alone?
I’ve had my license with a Referral Company for years, simply to keep it active (I’ve never attempted to get any referrals). I am wondering … am I allowed to view a “House For Sale” on my own? Or do I need to have an Agent with me? I have an Agent that’s been showing me various properties, but … she is busy this weekend, and I want to look at houses!!! If I called the Real Estate Office of the property, do you think they would give me the key? Just curious. Thanks!

Of course they’re not going to give you the key. There’s liability involved, and you are not an agent legally associated with the firm involved. It would be highly unethical for the brokerage to provide you a key, given the situation you describe.
